Daryl Williams -Dotson is our president and principal architect with WDi Architecture. WDi is a 26-year-old architectural, engineering, and interior design firm based in Indianapolis, Indiana.
Your assigned Program Manager (PM) / Prime Point-of-Contact professional will be a licensed Architect, best suited for your project, with a high level of expertise and experience in the industry.
That is an ancient adage, but still so true today – especially if you are considering purchasing a building with the idea of renovating or expending it to suit your purposes. WDi Architecture Inc. offers “Pre-Purchase consulting services along with our full-service architectural/engineering professional services.
We have been faced too many times with post-purchase “blues”. In WDi’s twenty-six years of design excellence, we occasionally have been asked to examine an existing building or buildings recently purchased by buyers interested in using the property as an investment or for a business relocation, a new commercial or retail venture, offices, light industrial use, or multi-family residential purposes, only to find that the purchase does not meet their needs.
It was not unusual for WDi upon reviewing the existing building and site to discover potentially costly issues that the new owner had not considered prior to acquiring the building. Unfortunately, all too often, the new owners had already made significant financial and other commitments only to discover they are nowhere close to having the resources to develop the property to achieve their desired goals. There have been many circumstances where just a relatively brief cursory examination by our decades of experienced Architects have found our clients were not aware of potential costly structural, civil engineering, life/safety or code issues.
If you are considering purchasing an existing facility, particularly older buildings, it might be in the best interest of the new owner to find out more about what may be involved in the development of the property and building to meet their desired goals, before making the significant financial commitment to purchase. WDi Pre-Purchase Consulting Services can assist the buyer in making a more informed purchase decision.
WDi Architecture will provide preliminary advice and professional opinion on:
1. Zoning compliance issues
2. Preliminary site condition and needs.
3. Possible building code issues.
4. Possible structural or envelope compromise problems.
5. Offer an opinion regarding the viability of the potential planned adaptive re-use and renovation of the building and the site.
6. Advice on whether or not Construction Permits may or may not be required.
7. Possible cost range associated with the project goals.
This is NOT an inspection nor environmental assessment service. This is not intended as a formal design service. We cannot advise a buyer to proceed or not to proceed with purchasing a property. This service is intended solely to provide a buyer pre-purchase information that will be useful in their process.
Depending on the condition of the facility, we usually can provide this service for less than $1,000.00 for residential properties located in Marion County. Our fee will depend on the usage, size, and exact location of the building. For those properties outside of Marion County, there may be logistic charges.
When the information we need can be readily acquired, we can normally complete our services quickly – in just a few days - so you will not be unnecessarily delayed making your decision.
*WDi staff will not enter properties or sites they deem unsafe or illegal. The potential buyer must get written permission from the current property owner for our employees to access the site and building.
The easiest answer is that it is required by law. Almost anywhere you build the state or local building authority requires any public building and multi-family residential buildings to be designed and the construction documents for that building to be prepared and certified by a licensed design professional. However, even without this unavoidable legal requirement, there are many other, more important, reasons why you want to hire the best Architect you can find; Problem Solving Skills, Aesthetics (add value) and Health, Safety & Welfare, to name a few.
